This course will make students understand the risks and rewards associated with investing in and financing both residential and commercial real estate. Concepts and techniques included in this course are used in many careers related to real estate. The material in this course is also relevant to individuals who want to better understand real estate for their own personal investment and financing decisions. This course will help students to learn how to evaluate the risk and return associated with the various ways of investing and lending.
This course provides an introductory survey of the field of finance. It examines the agents, instruments, and institutions that make up the financial system of the modern economy, such as bonds, the stock market, derivatives, and the money market. Along the way, standard concepts and tools of financial analysis are introduced: present discounted value, option value, and the efficient market hypothesis. Recent developments in the field—in particular, the application of psychology to financial markets (called behavioral finance)—are also discussed. The course is designed to equip students with the tools they need to make their own financial decisions with greater skill and confidence. Specifically, we see how insights from academic finance can inform and improve students' own investing decisions.
Rationale:
Students of BRE always prefer to work in a real estate company or a related business industry with a vision to attain the top most position the area. In addition, many of them nurture a dream to become an entrepreneur. Thus, they require an in-depth knowledge of company orientation and various management philosophy to independently operate a construction unit or own business. In particular, this course attempts to provide an in-depth insight of how a small to large scale real estate companies can be managed effectively from the stage of its inception to a full capacity project operation with multiple functional lines. At large, it would strengthen students knowledge about business management from the perspective of company orientation, basics of business operation, production economics, fanatical and banking management as well as human resources management. In addition, this course will also help students to get familiar with different terminologies used in business organizations especially in real estate industries.
