    Welcome to the Course "Principles of Housing and Land Development"


    Course Summary:

    This is an introductory course of Housing. This course will provide students with a comprehensive understanding of the basic concepts and principles related to housing and land development. Housing is a fundamental human need and plays a critical role in shaping individual well-being and community development. The course aims to provide a holistic perspective on the various aspects of housing, including its market, policies, construction, management, financing and legal aspects. By studying the course, students will be equipped with the knowledge and skills necessary to navigate the complex landscape of housing and contribute positively to the housing and land development sector.

    The course will cover the following topics: Basic concept of housing, Influence of lifestyle and lifecycle on housing choice,  Demand and supply dynamics of housing, Role of government actors in housing, Low-income housing and housing affordability, Techniques for providing affordable housing, Rules and regulations concerning housing.

  • Topic 1: Concept and Types of Housing

    This topic includes: Concept of housing, difference between housing and shelter, why housing is an unique commodity, definition of key terminologies (shelter, house, home, dwelling, housing), significance of housing, typology of housing (based on user, provider, ownership, termination of right), type of housing based on structure (detached, semi-detached, apartment house etc.)

  • Topic 2: Influence of Lifestyle and Lifecycle on Housing

    This topic includes: Hierarchy of human needs, Conceptual framework on housing preference, Factors influencing lifestyle and housing choice, Household type (age, type, size and stage in lifecycle), Social Class (income, education, occupation) and Values (economy, family, personal, social), Different housing norms (tenure, space, structure, quality, location, and expenditure)

  • Topic 3: Government Actors in Housing

    This topic includes:  Ministry of Housing and Public Works, Ministry of Local Government, Rural Development and Cooperatives, Ministry of Planning, Role of different government agencies: PWD, NHA, City Development Authorities (RAJUK, CDA, KDA, RDA), UDD, HBRI, DoA, LGED, DPHE, Paurashava and City Corporation, RDA, Planning Commission

  • Topic 4: Low Income Housing and Housing Affordability

    This topic includes: Concept of affordable housing, the Measurement of Housing Affordability, Housing Affordability Index (HAI), Policies for providing affordable housing, the Statist approach, the Social market approach, the Enabling approach, and Collaborative approach.

      Students will form a group of four/ five members and visit a slum. They will observe the condition of housing and other facilities in those low-income settlements. They will survey the slum residents through Focus Group Discussions or one-to-one interviews. They will present their findings from the visit through a PowerPoint slide in the classroom and share their experiences.

  • Topic 5: Techniques for Providing Affordable Housing

    This topic includes: Site and Services scheme (Concept, method and shortcomings), Land Readjustment, (concept and principles), Slum Uprading 

  • Topic 6: Rules and Regulations Concerning Housing

    This topic includes: Private Residential Land Development Rule, 2004 (Conditions for approving private residential project, land ownership and compensation,  community facilities, Standards for community facilities by population size), Real Estate Development and Management Act 2010 (Registration of real estate developers, Failure to pay instalment by buyer, Failure to handover real estate by developer)
